The 71 Victorian suburbs and towns that smashed house price records this summer

An incredible 71 Victorian towns and suburbs have smashed property price records during the state’s hottest summer of sales on record.

From the illustrious Albert Park in Melbourne to the regional hamlet of Yarpturk, homesellers have reset benchmarks as buyers drive prices to unprecedented levels.

One of the most recent record-setters was a newly-built Blackburn North house.



The 29 Charlton St home set a $2.64m new standard under the hammer on Tuesday night this week.

Elite Constructions boss Jason Cook built the home on land his father bought for just $1.02m in 2020, according to CoreLogic data.

Mr Cook said the sale was about 5-10 per cent higher than even he had anticipated — but in line with the area’s skyrocketing market, despite growing material costs and delays caused by supply shortages and the pandemic.

“A few potential buyers in the area contacted me as they were thinking about building, but didn’t want to wait 18-24 months to live in their home,” Mr Cook said.

“So a new property on the market was very appealing.

“Whether that drove up the price or not … well, I suppose it helped.”

Mr Cook added his own family including wife Simone and children Lyla, Blair and Sloane, had inspired the ”work-from-home friendly” build.

Barry Plant’s Michael Steenhuis handled the twilight auction on Tuesday and said with an “unheard of” 190 families inspecting the home, more than 100 people had watched five bidders push the price from a $2m opening bid past the $2.47m point at which it was called on the market and up a further $170,000.

29 Charlton St, Blackburn North, attracted five bidders when it went under the hammer.

“It was well over everyone’s expectations,” Mr Steenhuis said.
